Q: Can you hold a place before I apply?
A: No, we require all of prospective tenants to view the property before
they apply. A hold-fee equal to one month’s rent is paid at the time of approval.
The hold-fee is non-refundable and will not be returned to the prospective
tenant should they change their mind about the property.

Q: What do I have to pay to move in?
A: The full security deposit, pet deposit (if applicable) and the first
month’s rent. We do not accept personal checks for the first month’s rent.

Q: Is the deposit refundable?
A: The deposit is refundable based on the terms of the lease.
The security deposit cannot will be used for the last month’s rent.
An inspection of the property will take place after the tenant moves out.
The cost of damages or unpaid fees will be deducted out of the security deposit.
Any funds due to the tenant will be refunded to the provided forwarding
address within 30 days of vacancy.

Q: You have a property I want to rent. How do I apply?
A: Locate the property on our website under the Vacancies page.
Click on “Apply Now” beside the property you are interested in applying for.

Q: How do I pay rent?
A: The preferred method of paying rent is through our website.
You can also mail a check or money order to Owens Management Group, PO Box 1594,
Gainesville, GA 30503. All mail must be received (not postmarked) no later than
the 5th of every month to avoid late fees.

Q: I want to get a pet. What do I do?
A: All pets (including service animals) are required to be screened
through PetScreening.com. You can access the application
here.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: All remaining residents must meet the income requirement of 3x the monthly rent.
Then all parties will sign an addendum to the Lease Agreement that removes the
vacating party from the lease agreement. Any security deposit paid by that party
will need to be refunded by the remaining parties. Owens Management Group
will not disburse any security deposit funds held until the property is
vacated by all tenants and the terms of the lease are fulfilled.

Q: My lease expiration is coming and I want to move out. What do I do?
A: You must give 30 days notice in writing if you plan to vacate the property at the expiration of your lease.

Q: Who is responsible for paying for repairs & maintenance requests?
A: The management company provides all maintenance services for the property.
The tenant is responsible notifying the management company of any required
repairs, replace the HVAC filter monthly, check the smoke detectors regularly
and maintain the property in a cleanly manner. Some properties require the tenant to maintain the landscaping, which is specified in the lease. Any damaged caused by the tenant or their guests is the responsibility of the tenant and will be charged accordingly.
